The Dominican Republic is considered the last undiscovered treasure in the Caribbean. This may not be the case much longer. Currently Europeans have enjoyed the Dominican Republic for years and the foreign population is predominantly European with only about 15% American. But as some of the more popular American destinations are becoming crowded while growing in price many are finally realizing the opportunities available in the Dominican Republic.

One of the most popular investment choices in this country for Americans is vacation rentals. Vacation rentals are a great way to subsidize the cost of property ownership while earning a healthy return from rents and a slower but steady return in equity.

Investors looking for a vacation rental will be looking in high traffic tourist destinations. These properties should be well appointed, have modern amentities and situated near local shopping, the beach and other tourist attractions. Most vacation rentals will need to have at least two bedrooms but three are better. Private well maintained outdoor areas including a pool are also good selling points and will add value to the rental. Once the property has been located and purchased a good management company is an asset most investors couldn’t live without.

Condominiums complexes are a great choice for a vacation rental because they offer everything a tourist will be expecting in vacation accomodations including beautiful grounds amd modern amentities, refreshing pools and access to local beaches. New home developments offer the same amenities but include private outdoor areas and many developments have golf courses as well. Both high rise complexes and new home developments are usually well situated to take advantage of all the activities tourists enjoy.

Some investors may have loftier plans for investing in the Dominican Republic. Contractors and construction companies are realizing the benefits of building new developments and the opportunities these developments offer are huge compared with a single home or rental. Of course the risks as well as the money invested are proportionate to the return.

Office buildings offer the opportunity to purchase office space and some investors choose this route for their investment dollar. Others may buy older office space or a building and rent to local or new businesses in the area. New businesses are relocating to the Dominican Republic and office space can sometimes be at a premium. Both of these investment opportunities can provide a steady return for the investor.

Once an investment property has been purchased it’s important to find a qualified management company to oversee the day to day running of your investment. To maximize you returns you’ve carefully chosen the best location and it will be the management company’s responsibility to get the word out about your rental as well as collect rent and supervise maintanance. Many management companies are available and will do a good job managing your property. Do some investigating before you choose and conduct a thorough investigation before a contract is signed.

The Dominican Republic may be the last undiscovered tropical paradise just waiting for the smart investor or retiree. This is changing fast as both Europeans and Americans see the potential the Dominican Republic offers. If you’ve been hesitant to take that final step in real estate investing in a foreign country the Dominican Republic may offer the deals many only dream about, but don’t wait or these deals will soon be gone also.
