Investment Opportunities![]() Investing in Nicaragua real estate may be the once in a life time opportunity so many people reminisce about…especially the people who chose not to take the leap of faith, but rather sat on the side lines and observed others. 1 OpportunitiesVacation rentals are sound investment opportunities, especially in Nicaragua where the tourist trade is growing and property prices are still well below neighboring countries; especially Costa Rica. Choosing a well located vacation rental will be as easy as finding the hottest tourist destinations. Location is everything to a vacation rental. Once you’ve decided on a city or town, your next step is finding the right property. Vacationers who choose a vacation rental are often looking for private accommodations, but still want the amenities of a hotel. These amenities will include regular maid service, internet and cable television, modern and comfortable furnishing and a private outdoor area; if the home has a pool all the better. For some homes minor updating can turn the right property into the perfect property. A spacious home with private outdoor space and well located to shopping, dining and other popular attractions will keep your rental full year round and provide a steady income. Some investors are seeing great returns in the flipping market. With many areas of Nicaragua still in economic recovery older but beautiful homes are getting special attention, especially in the growing areas of the country. The costs to refurbish a home can be minimal if the investor is the do-it-yourself type but even non-construction types can supervise a money making renovation. Updating should always include the amenities foreigners have grown to take for granted and expect in a modern home. New construction of condominium and home developments are starting to spring up in the more popular areas of Nicaragua and investors who pre purchase at these developments stand to make a tidy sum when construction is complete and the properties have gained in equity during the construction process. These types of investments require less upfront money and allow a longer time to pay. Once completed investors either rent the property for a while or put it up for sale at a profit. Some investors decide building a home is their investment choice and many small contractors are buying lots and building one home at a time to sell. This can be a very lucrative investment choice and can produce income year after year as each new home is completed and sold. 2 Where to investMost visitors come to the Caribbean for one reason… the beaches. Any type of beach or island property will usually be an excellent investment. Nicaragua offers beachfront properties on the Pacific Ocean and the Caribbean Sea, as well as many small islands off Nicaragua’s coast. Prices for these properties have not yet appreciated as in other countries so the opportunity to get a great deal still exists in most coastal areas of the country. Several larger towns are enjoying a huge number of tourists visiting the area and many are deciding Nicaragua is the place they’d like to retire or relocate. Contractors have started constructing large communities and condominium complexes in these areas and the market is growing steadily; Managua, Granada and San Juan del Sur are all great examples of growing and popular areas in Nicaragua.
